You could buy and have relatives appear out of the blue with claims to the property, able to hire crooked lawyers to squeeze you in court. So buying real estate here is not like getting discount office supplies. Plus, if you don't retain close control or occupy the land, squatters may do it, and once established they have the legal right to remain. It's a scam often done by organized criminals.
